NOTICE OF SALE UNDER POWER
GEORGIA,
LAURENS COUNTY.
Will be sold Tuesday, February 6, 2018, before the courthouse door in Laurens County, Georgia, during the legal hours of sale, to the highest bidder for cash, the following described property, to-wit:
All that tract or parcel of land lying and being in the 1338th G.M. District, in the City of Minter, Laurens County, Georgia, and being known as Tract A, containing 0.19 acre, and Tract B, containing 0.05 acre, a total of 0.24 acre and being more particularly shown and described according to a plat of survey prepared by Billy Flanders & Associates, Surveyors, dated February 11, 1993, and recorded in Deed Book 763, Page 154, Laurens County Records. The courses and distances of said plat are incorporated into and made a part of this description by reference.
The above-described real property is known under the present system of numbering as XXXX Minter Lane, E. Dublin, Georgia 31027 (a/k/a Tax Map Parcel No. 227B 021).
Sale of the real property will be made under the power of sale contained in a deed to secure debt dated September 22, 2010, from Jason Kelly Thigpen to Capital City Bank t o secure a promissory note of even date therewith in the original principal amount of $61,051.57, and all renewals, extensions or modifications thereof, as well as all other indebtedness of Grantor to Grantee. Said deed appears of record in the Office of the Clerk of the Superior Court of Laurens County, Georgia, in Deed Book 2212, Page 223. Default having occurred in the payment of the indebtedness thereby secured and in compliance with other terms and provisions thereof, the power of sale in said deed to secure debt has become operative. A copy of this notice of sale has been given to the debtor as required by O.C.G.A. §44-14-162.2. The proceeds of said sale will be applied as provided in said deed to secure debt. Sale will be made subject to unpaid ad valorem taxes and assessments, if any. To the best of the undersigned’s knowledge and belief the party in possession of the property is Jason Kelly Thigpen and Amy D. Thigpen and/or any unknown tenants.
